In mature residential layouts across Bengaluru — from Indiranagar and HAL 2nd Stage to Jayanagar and Malleshwaram — thousands of families face the same crossroads: Their family plot is in an unbeatable prime location, but the 40-year-old house is plagued by dampness, dark cramped rooms, low ceiling heights, and fragile load-bearing walls.
This is the story of how the Sharma family decided to demolish their ancestral 1982 home in East Bengaluru and build a multi-generational, 3,800 sq ft contemporary duplex — delivered turnkey in exactly 180 days with zero neighbor friction.
Phase 1: Precision Demolition & Neighbor Wall Protection
In dense Bengaluru layouts, demolition cannot be done with blunt sledgehammers. The existing home shared a 9-inch brick common compound wall with an elderly neighbor's home.
Our civil engineering team installed hydraulic steel underpinning shores along the adjacent wall, deployed diamond-wire saw cutting for delicate structural separation, and carted away 32 lorry loads of rubble during permitted night hours to prevent traffic congestion. Zero cracks were registered on the neighbor's property.
Phase 2: Deep Foundation & Anti-Termite Chemical Shield
Soil stratification tests revealed soft filled-up earth up to 5 feet depth before reaching hard gravel. Rather than resting the building on weak soil, we excavated to a firm 7.5-foot depth to cast 16 isolated RCC column footings.
Before backfilling with river-bed quarry dust and red gravel, a pressurized chlorpyrifos chemical barrier was injected along all trenches to ensure a lifetime termite-free envelope.
Phase 3: RCC Superstructure & High-Grade Slab Pours
The ground, first, and terrace slabs were executed using primary Tata Tiscon Fe550D TMT rebar and UltraTech 53G cement. We incorporated a double-height living room cantilever with concealed structural steel beams.
After every concrete pour, 6 concrete test cubes were collected directly from the batch and tested at an independent NABL laboratory. Every cube exceeded the mandatory 25 N/mm² compressive strength requirement (averaging 28.4 N/mm²), and reports were uploaded live to the client's dashboard.
Phase 4: Precision Solid Blocks & Double-Coat Plastering
We used 6-inch high-density machine-pressed concrete blocks for external climate protection and 4-inch blocks for interior room partitions. Every joint between RCC columns and masonry was fitted with GI chicken-wire mesh to prevent hairline temperature expansion cracks.
Plastering was executed using double-washed M-Sand and P-Sand with a 21-day continuous pond-curing schedule to ensure maximum surface hardness and zero efflorescence.
Phase 5: Bespoke Finishes & Key Handover Ceremony
The final month transformed the structural shell into an architectural home: First-grade teakwood main door frame, 4x2 GVT glazed vitrified flooring in all living areas, German-engineered UPVC 3-track sliding windows with Saint-Gobain toughened glass, and concealed Jaquar divertor fixtures.
On Day 180, following a comprehensive 120-point quality audit, the keys and full handover documentation pack — including warranty cards, as-built electrical schematics, and structural stability certificates — were handed over to the delighted Sharma family in time for their auspicious Griha Pravesha.
